The Other House is an innovation disrupting the hospitality sector and challenging the traditional hotel format, and we have created a ‘Resident’s Club’ concept. This combines apartment style living with intuitively designed Club Flats, access to hotel services, a local community hub and an exclusive private club.
The Other House South Kensington is currently targeting BREEAM Excellent with a score of over 70%.
The site achieved a CCS ‘Certificate of Excellence’. You can view the Certificate here
The Other House seeks to incorporate design innovation into the building to be as energy efficient and sustainable as possible. This starts with our first decision of refurbishing old buildings rather than demolishing and starting with something new. Also contributing to this is our residents club concept, where residents can stay with us as long as they choose, as our club flats are equipped for short, medium and long stays. Longer stays reduce our water consumption, as we offer reduced housekeeping, contributing to environmental stewardship.
The Other House aims to be a hub not only for residents, but for the local community. The Other House South Kensington has 121,472 sq feet area, of these 72,583 are private areas, (rooms), 5,382 are semiprivate areas (the Club, gym, pool etc.), 9,053 are public areas open to the public, and 7,470 are Back of House staff areas. Available to the community, The Other House offers The Owl and Monkey, our signature cocktail bar, for those who are as wise as owls and curious as monkeys, and The Other Kitchen, a bistro café, for breakfast, lunch or dinner, offering a selection of seasonal dishes.
The Other House South Kensington incorporates several energy-saving measures, including occupancy-based lighting and temperature controls that reduce energy use when rooms are vacant, low-energy LED lighting throughout the building, and the use of Air Source Heat Pumps (ASHPs) for all hot water needs. In addition, water-efficient sanitary ware and brassware have been installed to minimise water consumption without compromising guest comfort.
We have set 2023 as our baseline year for measuring greenhouse gas (GHG) emissions across Scopes 1, 2, and 3. The figures below represent total emissions (tCO₂e) for The Other House South Kensington in 2023 and 2024:
Scope | 2023 tCO₂E | 2024 |
---|---|---|
Scope 1 | 203 | 220 |
Scope 2 | 890 | 818 |
Scope 3 | 1,172 | 1,503 |
Total | 2,265 | 2,541 |
The increase in total reported emissions from 2023 to 2024 is due to a combination of more accurate and comprehensive data capture, particularly in Scope 3 categories, and a growth in operational activity over the past year. Further detail and analysis will be shared in our upcoming 2024 Impact Report.
In terms of resource use, South Kensington consumed in 2024:
Energy: 3,922,274 kWh
Water: 19,948 m³
During Q1 2025, The Other House commissioned a Post Occupancy Evaluation, where occupants were generally satisfied with the building environment, functionality and impact on their ability to work effectively. You can read the full Post Occupancy Evaluation Report
